Our operating area is Cumbria (CA and LA postcodes), South West Scotland (all DG and TD9 postcodes), North Lancashire (all PR, FY, LA, BB1-BB2 and BB5-BB7), West Northumberland (NE45-49).

  • How to request a Mortgage Illustration (ESIS)

    For any products not currently displayed on sourcing systems.

  • How to request a quick Affordability Check

    We do have an affordability calculator on our website for customer use, which can be useful as a guide. However if you would like an affordability check that takes into account more specific detail such as our different income multipliers, dividend taxation, pension contributions and stress testing relevant to product type, then you can:

    • Download our editable affordability checker.
    • Once completed, email, or if you are already on our Intermediary panel, you can call your dedicated Relationship Manager directly.
    • We will not complete any searches at this stage, but can provide an indicative amount based upon the information provided within 24 hours. If your client requires formal written confirmation, please request a full Decision in Principle.

  • How to request a Decision In Principle (DIP)

    • Download our editable Mortgage Application Form and complete sections A to E.
    • Once completed, email, or if you are already on our Intermediary panel you can email direct to your dedicated Relationship Manager.
    • We will complete a ‘soft credit search’ at this stage and you will receive a DIP decision in writing within 24-48 hours.

  • How do I register?

    You can download a copy of our registration documents below and once completed, just sign and send a scanned copy to us at You can submit these at anytime or with your first enquiry, as our due diligence checks will be completed within 48 hours.

    If you are an appointed representative of MAB or Sesame, as these networks are on our panel, you only need to complete the Intermediary Registration document.

  • How to submit an application

    • Download our editable Mortgage Application Form.
    • Refer to our Packaging How To Guide tab, to check what supporting documentation is required.
    • Once completed, email, or if you are already on our intermediary panel already, you can email direct to your dedicated Relationship Manager.

  • How to package an application

    Along with the completed Residential Application Form, we would require the following supporting documentation where applicable:


    At application stage, we will complete a hard credit search and use electronic ID&V. We would only request additional documentation if this is unsuccessful.


    Employed: last 2 months' salary slips

    Self-employed: last 2 years' SA302s and last 2 months' business bank statements

    2 years' accounts only required where the customer is >50% shareholder and would like us to consider the use of net profit, or if the loan amount is in excess of 75% loan to value or £750,000

    Bonus payment: last 2 P60s and average would be used

    Fixed / zero-hours contracts: last 2 salary slips and latest P60

    Investment income: portfolio statement dated within last 12 months

    Other income: last 2 months banks statements evidencing corresponding credits

    Bank statements

    Last 2 months' bank statements for all active current accounts showing client name and address.

    Proof of deposit

    If applicable, statement showing savings or completed gifted deposit form, which can be accessed here.

    Application form

    The customer declaration can be signed and scanned at application stage, which covers permission to undertake credit searches.

    We require the original direct debit mandate wet signed prior to mortgage offer but we can proceed with a scanned copy at application stage.

    The signed hard copy should be posted to: Cumberland Intermediaries, Cumberland Building Society, Cumberland House, Cooper Way, Parkhouse, Carlisle, Cumbria CA3 0JF.
