Your mortgage is secured on your property. Think carefully before securing other debts against your property. Your property may be repossessed if you do not keep up repayments on your mortgage.

Our Buy-to-Let Criteria

  • Properties can be freehold, or leasehold with a minimum of 85 years left on the lease at the start of the mortgage and 50 years at maturity
  • Maximum mortgage term of 10 years for the above products. Maximum 25 year term on a capital repayment basis or 20 years on an interest only basis where loans are individually priced
  • For sole traders and partnerships products of less than 5 years, annual rental income should be a minimum of 145% of the annual mortgage interest at 5.5% or 2% above the mortgage rate you are paying, whichever is higher
  • For sole traders and partnerships products of 5 years or more, annual rental income should be a minimum of 145% of the annual mortgage interest at 4.5% or 1% above the mortgage rate you are paying, whichever is higher
  • For Limited companies the annual rental income should be a minimum of 125% of the annual mortgage interest at the same stress rates as sole traders and partnerships dependent on product term
  • Lower levels of income will be considered where borrowers have additional sources of income
  • Properties must have tenancy agreements in place; Assured Shorthold Tenancy for England and Wales or a Private Residential Tenancy in Scotland
  • Your property must have an Energy Performance Certificate rating of E or higher or a suitable exemption
