Letting Out Your Home
There may come a time whereby your personal situation changes, and you find yourself needing or wanting to let out your home on a temporary basis.
If your mortgage is with The Cumberland, you are required to get permission from us first.
What is Consent to Let?
Consent to Let is our permission for you to rent/let out your property while keeping your existing residential mortgage. It is usually intended for temporary or short-term letting.
Do I need to obtain permission to let my property?
Yes. If your property is mortgaged with us, you must obtain our consent before letting out your property. Letting out your property without permission is a breach of your mortgage terms and conditions and could affect your mortgage and insurance.
When might Consent to Let be suitable?
Consent to Let may be considered if:
- You’ve moved in with a partner but wish to keep your existing home
- You are traveling for an extended period of time
- You have accommodation with your new employment
- You are struggling to sell your property
- Your circumstances have changed unexpectedly
When Consent to Let might not be appropriate
Consent to Let may not be suitable if:
- You plan to let the property on a long-term or permanent basis
- The property has been purchased specifically as an investment
- You no longer intend to live in the property at any point
In these situations, you may need to consider switching to a Buy-to-Let mortgage.

An appointment is required to seek permission, you would complete our Consent to Let Application Form agreeing to the T&Cs and then submitting this to The Cumberland for approval.

The Consent to Let Application Form will obtain all of the details required, as well as including the Letting Terms & Conditions.
Where you are applying to end the letting period and return to living in the property, evidence of occupancy such as a bank statement or utility bill will need to be provided as evidence.
The form may either be completed in your branch appointment, or if the appointment was over the phone, it can be emailed or posted out for you to sign and date.
It can then be returned to us via email to mymortgage@cumberland.co.uk or via post to Cumberland House, Cooper Way, Parkhouse, Carlisle, CA3 0JF or the Mortgage Advisor’s relevant branch. These details will be included at the top of the form when you receive it.
The form asks for details of the reason for letting, the potential income expected and details of your letting agent (if you already know this). We will then complete the necessary checks before giving a decision on whether the consent to let request has been approved.
The form also includes a section detailing your responsibilities as a landlord, and requirements that are needed for a tenancy agreement.

If we grant you consent to let, you are responsible for ensuring that the property is let in accordance with all applicable laws and regulations.
- Maintaining appropriate landlord insurance
- Meeting gas, electric and energy efficiency requirements
- Complying with tenancy and deposit protection rules
- Ensuring the property is safe and fit for occupation
