On receipt of formal instruction to let your property we will carry out the following:

  • Circulate your property details to potential tenants on our database
  • Your property will be featured regularly in our property advertisements in the local press
  • Our website will display your property with full details and pictures. In addition, all our properties are advertised on Rightmove and Zoopla, the UK’s leading property websites
  • Our branches will advertise your property with eye catching window cards and our fully trained staff will do everything possible to match your property with the right applicant
  • To Let board will be placed at your property to ensure that anyone passing will know it is for let
Conducting Accompanied Viewings

We accompany applicants to the property and advise you immediately of any
tenancy applications.

Vetting Applicants

We qualify and reference applicants and guarantors when necessary.

Tenancy Agreement

We prepare the documentation required by current legislation. Collecting the first month’s rent and deposit.

This option is for Landlords who want to manage their property themselves on a day-to-day basis, yet want a professional approach for the collection of rent. In addition to all the Let Only Services we will:

  • Collect the rent and send it to you by BACS transfer, after deduction of our fees and expenses.
  • Monitor rent payments, chase tenants and alert you if your tenant falls behind with their rent payments.
  • Issue monthly landlord statements.
  • Negotiate and process a rent review at an appropriate time.
  • Register and hold the tenant’s deposit securely (subject to potential additional charge).
  • Serve appropriate possession notices.

This option provides a complete service, from beginning to end, taking the stress out of renting your property. In addition to all the Rent Processing Services, we will:

  • Arrange the inventory and schedule of condition required prior to letting your property.
  • Notify utilities at the beginning and end of a tenancy.
  • Carry out periodic visits to the property to inspect and report on its condition, coordinating minor repairs and settling invoices for work carried out from rents received.
  • Advise you when a tenancy is coming to an end and seek your instructions for renewal, re-letting or selling your property.
  • Arrange a full property inspection and report at the end of the tenancy. Agree any dilapidations, over and above fair wear and tear, before the deposit is released.
  • Arrange any necessary cleaning and minor repairs, deducting costs from the deposit where applicable and agreed (subject to potential additional charge).
  • Inform you of any breaches of the tenancy agreement.
  • Serve appropriate possession notices.
  • Provide a full property maintenance service, in line with your instructions.

Basic Fees

Application Fee for the first applicant which includes processing tenant application, applicant checks and credit references, drawing up tenancy agreement and tenant check in fee £120 inc VAT
Additional Applicant's Fee £48 inc VAT
Guarantor Fee £48 inc VAT
