Mortgages on properties used for holiday letting purposes can be difficult to arrange. Many banks and building societies will not lend on this type of property and normally exclude them from their buy to let mortgage products.
Our Business Lending Managers have many years experience in lending to holiday home owners and offer extensive knowledge and understanding of the holiday let market.
We will consider lending proposals on property throughout mainland UK, with the exception of London, East of England and the South East.
The Society will consider lending up to 70% of the value of property located in Cumbria, Yorkshire, Northumberland, Scotland and the South West. Outside of these areas, lending will be restricted to 60% of the value.
The property must be free of any planning restrictions that limits use to holiday home use only.
As part of the loan assessment, we will require details of the letting income available from the property. If the property has not been let previously, then we will require an opinion from a letting agent with experience in the area of the potential income available. We will also consider your existing income position.
